This is not my fault as I paid 3k in total for him to fix everything and have it all running and surely the system should have been cleaned and some sort of pressure cut off should of been installed?

Like the idea Chance, but you might look for a properly zoned, up to code, duplex with a separate units (entrances, meters, addresses, etc) just to get a clean start. 

They prey on people and clean out their life's savings by promising them a better life if they just take (insert guru here) course.

Dry cleaning service that comes to the building, mobile car wash that comes to the building, option for chef provided meals (from a local caterer), on site maintenance personnel etc.  

Remodeled not too long ago, and in this price range tenants don't care if you have quartz counters, they just want something nice and clean.

Hey BP community I've got a tenant moving out and the PM company I use doesn't show the apartment until complete move-out and cleaning of apartment has been done.  

My PM quoted me $4,311 for get ready, which includes new renter-grade carpet/pads, interior painting, deep cleaning.  

When you run your expenses on properties be sure you're accounting for vacancy, accounting, advertising, cleaning, insurance, lawn care/snow removal, legal, management, maintenance/repairs, cap exp., taxes, utilities (water/sewer, electric, gas, oil, trash, etc).
