Snow removal and grass cutting will be offered to them as a extra and will not be included within the rent.Exit Strategy Land in the area is going for around 38$ a square foot (kind of high but it's a suburban area with close access to a major city).The way I see it I can't go wrong, I could always sell the land for basically what I would have paid for it.This would be my first property.

My CapEx is indeed on the conservative side and I haven't gone through the home inspection but I think $100 would actually be re-allocated to Lawn/Snow and set it at $200.The reason I am jumping on this particular deal is because I could be getting the house at the appraised value minus 6% (because we aren't paying realtor commissions if he sells to me).

Tim, I get more economy of scale on my fourplex (think one roof, one lawn, one trip to check on it, shovel snow, even one mortgage!
