First rental - windows not wrapped properly - need help!

Hi all,

My rentals windows are not wrapped properly and the siding is coming away from the house (under the windows). There is about a 2-3 inch gap on the bottom of some of the windows and a contractor quoted me $1200 for labor to wrap the windows properly (and replace rotted wood if necessary). Anyone have any other suggestions? Can I caulk around the sides and top and potentially nail the bottom to the wood behind the siding? I'm really trying to avoid putting more money into the house. Is there some kind of tape I can buy to give me time until spring?

Thanks all - merry Xmas!! :)

Drew. I would guess that the top corners of he window have j - channel installed incorrectly. This is causing water to run along side the window wrap and side j-channel. Once it gets to he bottom it runs underneath the siding and even the housewrap (if any). The window wrap could also be installed incorrectly causing water to slide under the bottom but that should be able to be fixed with silicone at the seams and here it meets the window. You should be able to correct those issues temporarily relatively inexpensively but come spring/early summer, you should tear apart around and underneath the windows and replace rotten wood and reinstall correctly.to r event major damage we the road. Material wise it is not very expensive but it is a lot of dinking around to take it apart and put back together correctly.
