Success is a process, failure is a choice

If I have a choice of running a call where I'll get paid quickly and at my rates vs low pay and hassle.  

There are quite a few options- I would talk through them with your CPA as there are likely other elements that will impact the best choice as well. 

Now they could show up with an offer and before presenting it request you sign a commission agreement if you accept that offer, but the choice is still yours.

They should be able to provide competent guidance as to choice of business vehicle (i.e., where to organize and in what form).An LLC is a limited liability corporation and an LLP is a limited liability partnership.

Typically it's someone who doesn't have any other choice, single parent, disabled, government assistance, etc.

I haven't used Axiometrics or Yardi Matrix, but Costar is a good choice if you are planning to work among several asset types.

Now once you have a decent amount in the bank for reserves, then it's your choice if you want to keep the warranty and pay less for the replacement or nix the warranty, save the premium, but pay full cost for the repair.

So, pick the choice of assets where you think you can have the most success growing your retirement plan.
