The only one you really can't is raw land, because there are no costs to segregate.The bigger question is whether or not you can utilize the increased deductions from the cost segregation. 

Perhaps if your partner was a general contractor or handyman type there may be some merit there to reduce costs / increase profitability.If your partner enjoys deal sourcing, a better move might be for him to become an agent - so he could legally collect commissions from finding deals and managing properties for multiple people. 

I’ve been looking for properties in and around Tampa, Orlando, and St Pete but I can’t find anything that’s worth it.I’m starting to realize that I need a new strategy.

As everyone is getting for the holidays to ramp up and the new year to turn, I want to give some insight into a simple thing that me and my team have been doing to increase our ROI by about 10-15% each month.  

There are still properties that can increase their rents, and may make for a good investment.  

At the very least, it might be worth exploring partnerships that align with your goals.

Or you have to take a value add approach to make it worth the hassle. 

Do you have other ways to decrease your expenses or increase your income aside from real estate? 

Rents increased about 5% per year, and when you take 5% on $3,800, that's almost a $200 per month increase for the year!
