I went into college pretty excited and after these 2 semesters I’m disappointed.

Additionally, I would imagine that one should time the purchase of the property such that expenses associated with the initial holding/vacancy after purchase and prior to the start of the next semester are minimized.

All the signs in the yards and windows and on all the property management web sites are all advertisements for the following year and are typically up mid way through fall semester.

Keep in mind if your core market is students your rehab cost for units at the end of the semester can be costly.

However, I discovered that if I take one extra semester I will be able to take a broker's exam without doing the 2+ years of experience as a salesperson. 

Another target audience in Athens is the international student community that often come for 1 semester and are not looking to get into the long term lease options thrown at students with majority of the housing.

Hey guys, I just turned 19 and am currently in my first semester of college.

I am 23 and will graduate from college next semester so on the very conservative side I will say my income will be 20,000.

We've rented to military vets using GI bill, and other students who get loan amount up front and want to pay rent up front....so they know they're covered for the semester or year.I'm sure there are shady circumstances too.The one risk for you I think is if the rental is not legit. 

The three tenants that are on both leases have asked to store their property in the rental during the non-leased time from 05/16 to 05/31, as they plan to return home for a brief post-semester break.At minimum, I will addend either the current least out to 05/31/21 OR addend the upcoming lease to start early on 05/16/21, it would just depend on which group (current v future) will sign the addendum.
