Wisconsin has a 21 day timeline for landlords to account for any damages and refund the deposit, so if your State is similar, could also remind the seller of those statutes and that you can't just ignore these funds (like pro rating any rent the month of closing where you should be entitled to the portion from closing to the end of the month)

As a percentage closing cost as percentage goes down as value increases but we will 15X to account for closing costsNo cash flow per OP.2% market appreciation equated to 30% + 15% = 45% 3% market appreciation equates to 45% + 15% = 60%4% market appreciation equates to 60% + 15% = 75%Recognize in virtually all markets the cash flow increases with hold length especially if a fixed rate loan.

What that means is that even if you "overpay" for a property today, there's a pretty good chance that the normal rate of inflation and general appreciation is going to make you look like a genius 30 years from now.

my experience has been (1) I can obtain the same rental rate for a 6 month lease that I can for a 60 day “stay” if FULLY furnished (2) some of these 6 month rental turn into 2 years or more.

So same thing as an agent pick a technique and stick to it.Myself personally when I started as an agent I did not do follow up like I should have but what i did do was become a CLOSESR  If i got in front of them my success rate was very high so thats where I put my energy and my moto was next..If I could not close them first meeting I moved on the next.
