For renewals, one thing that we found that rewarded the tenant and helped us keep up with maintenance was to offer to paint refresh the main living area or kitchen or room of their choice, and to offer to shampoo the high traffic areas of their carpet, or as much as they wanted done for carpet.. 

Couldn't decide whether that was done by two or four legged critters...Also nasty - a crack pipe hidden in the electrical box, nicely wrapped in a baggie with a lighter.Neat stuff - found a nice carved antique chair stuck up in the attic, along with some old Japanese tea cups.

I don't have much time to contribute but I'd be happy to pitch in some money for refreshments or venue costs.  

It is quite refreshing actually.

It is SO refreshing to discuss differences of opinion, on the Internet yet, without it degrading into childish name-calling or other pettiness.

Anyway..I always like to go back and listen to the older podcasts & refresh on info that I may have missed out on.

For a refresher on world/European history:14th-17th century.

Japanese culture is really strong and the saying "the nail that sticks out gets pounded" applies.

My wife is Japanese and through my research we have found that Torrance California has very strong Japanese community. 

And to anyone who insists on pursuing this, never, EVER pay any money up front for ANY service related to this effort.Ah a wonderfully refreshing, new, intelligent voice on BP!
