@Nina Erlandson I have not used them before personally but I work in the insure-tech space and know some people there.

However, there are people on retirement and disability so there is money in the area to pay rents, just not a lot of it.... 

I have a couple of people that this has happened to, and you need to have it in writing and tied to the property to make it work. 

I am just curious how people scale when they don’t have a lot of liquid cash like me?  

When you have a proven track record of performance, then you can play with other people's money. 

The seller will lose some rent, potentially incur costs to evict, possibly costs to clean out the units depending on your sales agreement.

I know several people from California who have been purchasing a couple of duplexes in the Midwest each year.

With regulations increasing we've been seeing more and more people who want to invest in STRs start investing in Vacation rentals.

I'd like to find honest people who are not going to rip me off.

It will be remote, but since you live there now, you probably already have connections who either already know the house or local friends to find you good people to service things as needed.
