(Maybe this type of thinking is completely wrong, and i'm not in the game long enough to know, or it just makes intuitive sense but in reality doesn't work this way at all) Another thing about it is, im not planning on renting it out right away because im planning on owning it as a home for at least a few years.

Intuition is sometimes quite a good indicator as well, and there's nothing worse than a sour relationship with a PM, or simply engaging with one who isn't responsive or transparent about things.
