Raising capital for SFH/small MFH Would it be worth it?

Hi everyone, my questions is concerning raising capital for SFH and since I am new to REI for now I need a more creative way to invest. I understand raising capital for MF like large apartment buildings, but could it work for a SFH or small 2-4 unit MFH if the numbers are right specifically ROI. Recently on the MLS I came across a Four-plex that possibly could have an ROI of 8% for investors based on the amount they would be investing. I would have to verify all the numbers first, as this was a quick analysis but would this be something as an investor that would catch your attention if you were looking to invest more passively. Is this the right way to propose this to possible investors, and should I ask family members or close friends, or find other investors? What do y'all recommend?
