My instinct says it won't fly though.  

I'm making around 20 cold calls a day on FSBO's offering full price on terms and discounted cash offers to those with higher equity but every seller believes they can get full price or more because they say "houses are flying off the market in my neighborhood" or "I have no doubt that it's going to sell soon".

I am flying across the country because it is worth it for me.

I am more confident in analyzing properties with good records of income and expenses, but what do I do when the owner seems clueless and all the numbers are just flying everywhere? 

I like to be hands on when buying and I don't have the flexibility to fly out there every time a potential deal pops up.

Earlier this week I received an email from my tenants regarding a flea and fly infestation.

The reason I chose that location is that I have friends and family who live out there and I wouldn't mind flying out there a couple of times a year to do some work/visiting.

I too have been asked to do a Pod cast on BP  and many members have requested it.. the owners of the site require skype and I don't know that one.. and a eye ball thing.. and some other computer junk.I was going to fly up to Brandons home and do it in his studio.. but he had a baby this spring so I thought I would do it later in the fall or next spring ..

Get some knee pads and safety goggles, of course, to protect against the infrequent errant piece of tile flying up.
