Wanting more info. about the housing market in Lawrenceville PA

Hi, I'm a newer investor with a couple of rentals here in Southern California. I just sold one of them, a long-term rental that wasn't cash flowing much, and now I'm doing a 1031 into 1-3 more rentals. I have about 180K to invest and am hoping to do that wisely. I've been crunching numbers for potential houses here in California as well as Lawrenceville PA and a few other places.  I do enjoy design and the satisfaction of transforming something slightly distressed into a whole new place but I would also like to do this as passively as possible, especially if I'm doing it mostly from out of state. Is there anyone out there who knows the Lawrenceville market really well. The reason I chose that location is that I have friends and family who live out there and I wouldn't mind flying out there a couple of times a year to do some work/visiting. Otherwise I'm hoping to find tenants who are willing to take on helping manage the property in exchange for slightly lower rent...either that or hire a property manager.  Also looking for a realtor who is experienced with investors and knows the Lawrenceville area really well (and possibly Shadyside also) or an honest wholesaler! Thanks!
