But if they don't, then you get a rent raise without having to rehab that unit (yet).I would at least wait a month until after closing and you've introduced yourself, before raising any rents, and then I'd give each unit you raise rents on, a couple of months to "digest" the rent increase before you move onto the next unit.

Lots to digest here and I hope you do not take it personally as your narrative is not accurate:I will take them in order:The Broker has the NAID #-You did not say whether you were purchasing as an investor or as an owner occupant so I am going to assume investor and I can correct later if not-Listing agent has NO idea how many bids are placed nor the amount of the bids until one is accepted-Offers are NOT accepted by the agent nor processed by them.
