Wholesaling Purchase and Sale Contract: Short or Long?
I just sent my contracts to my title attorney for review before using them to make my first wholesale deal. My purchase and sale agreement contract (between me and the investor/cash buyer) that I had written through utilizing resources online was about 3 pages. It covered all the basics and was easy to read and digest. My title attorney responded by sending me a 23 page purchase and sale agreement and recommended that I use hers instead. My question is, in your experience, how long should this contract be? I don't want to scare off investors and cash buyers by having a huge contract filled to the brim with clauses. I would imagine that something short and sweet would get the job done and be friendly on the eyes. However, I am new to wholesaling and have reason to believe that the title attorney knows what she is talking about. What are your opinions on this? Should I revise her contract to be shorter or revise my contract to be longer?
