The worst I saw at a meeting was a couple who was trying to get their roof replaced, but the only approved materials were above the price range they could afford at the moment, and their roof was leaking badly, and was past the point of them being able to get it patched.

I try to keep well maintained properties and am in the replace with high quality components rather than slap dab patches that need to be redone every few months.

It can actually be done fairly quick, Install 1,2 ,3 patch up and paint drywall, easy.

However when it comes to condos HOA takes care of these things:maintain all structures, such as patching damaged roofs and siding, for example.
