Roomers are not covered by the Residential Tenancies Act in all provinces and, in those where they are included, there are sometimes exceptions when the let rooms are in your (the landlords) personal residence.That said, I would still encourage you to operate using a formal written lease (the standard form if you have one in BC) when you let rooms in your own house.Financing:As of next week you will have to qualify for financing at the BoC posted rate (4.64%) regardless of the actual interest rate you negotiate with your bank.2.64%, while seemingly unbelievable to those south of the 49th, is not terribly low for an insured mortgage.

Love it ... small rental portfolios have always been the province of mom and pop do it yourselfers like you describe its only been the last 2 decades that this phenom of buying property like your  a hedge fund  one at a time for small investors has popped up.. with mixed results of course.I know my friends that own apartments they have turn over companies that can turn an apartment in day... paint a bed room 75 bucks flat fee that kind of thing.but these SFRs are much tougher to deal with than apartment units..

I have had some success in Saint John and Fredericton, but Moncton is very inflated right now and is drawing a lot of attention from out of province investors, and people looking to move to where the cost of living is much less.

I think you can have both scale and diversity in portions which achieve your overall goals.If you are a remote investor, and using property management, there will be a threshold of scale - number of units you hold in a single market - which will garner you a better rate/unit for property management costs.On the macro-economic level, distribution of holdings in different regions (states/provinces, countries) with diverse economic drivers and a low-level of coupling will help smooth the bumps of fluctuation in local economies.So perhaps it is not a question of Dallas or Indianapolis, but one of how much Dallas and Indianapolis and do your acquire them in parallel or sequentially.

I, however, live in Canada where these contracts may not work but the Canadian government provides contracts for things such as rental agreements that are standard across each province.
