I believe sometimes a bad experience is more reflective of the individual than the company. 

It comes down to how each county handles property tax valuation.To put it in generic terms - a title company & lender will base your initial mortgage payment on the property taxes of the previous owner.  

I got a couple in my own portfolio that I also manage (I have a management company).

Be sure to follow all formalities, such as sending via certified mail if required.Transfer Rent Payments: Notify tenants in writing that rent payments should be made to the new property management company moving forward.

The management company stopped sending statements and stopped paying me rent at some point. 

Some of the larger companies will take them, but they often charge a fee.

I imagine there is not much of a relationship with the turnkey service after the sale and I would deal with the PM and Loan company directly. 

The second page is a page for the doctor or professional stating what the tenant is requesting and giving them a little info as to why we the landlord are asking for it. the 3rd page is the ASR with simple yes-no questions. the 4th page is the approval or denial with what information was considered as well as contact information if you want to allow the 2nd review if a larger company.  

I did go look at it, knew it was accessible by dirt road, and did a lot of research into who owned the easement.Won the auction, paid a tax title company to get clear title (right of redemption is 3 years). 

Over time, you may want to hire a property management company as tenants can be headaches at times.
