The rapid increase in unemployment lines up perfectly with each recession, which lines up with the boom/bust cycle in California real estate.

They can be reinvested rapidly.

Ive found that being kind but firm to the previous owners results in the least amount of damage and rapid recovery of your property.  

For example, I come from a family of real estate developers, but I was ambitious to learn rapidly and work for others in the MF development domain, so I obtained my first job (asst. project manager) for a division of KB Home (Kaufman and Broad Multi-Housing) that developed in-house apartment projects.

There are some older multifamily properties there, and the area is improving rapidly.

Certainly budget for all of these, as well as the high transaction costs for sellers when creating an exit plan.The deployment concern is, in my opinion, majorly overwraught because of how the Army currently works in the current military operational tempo, and what an actual large scale military involvement would look like (it would be a tremendous boon for the area as new units were stood up, new soldiers posting here from basic, National Guard, and defense contractors flooded in, the Army Reserve activated and sent to Hood, etc.).And while a 1 industry town at the moment, it is a large city, the largest between Austin and Dallas, and still growing rapidly.

I do wholesaling up in Grand Rapids, but I really like doing lease options more I think.

Right now your market seems to be growing pretty rapidly so you have a much better chance of appreciation than my market.

If you are going to do something like this, you want to find an investor friendly park, which is rapidly becoming more common than it was just a few years ago.On a side note, the ones we have gotten some for free, we usually paid too much for.
