The question becomes, what do the options for the Tenant look like, and if they have no options, are they likely to renew anyways OR are you likely to be able to relet the space at or around the current $26 rate. not sure exactly what market is there, but here your costs are going to easily run into the $150 - $2000k range to relet that space to a quality Tenant after TIA and commissions when the current Lease expires.
