The unit is already damaged so why not keep the tenant and just charge her more?

I had another water damage a month ago from the above unit again during their water heater replacement.

I'll circle back next week once he's out and I can assess the damage, but it's not good.  

People form LLC and insurance will cover damages up to a certain amount.

.; what are their occupations, what is their income, how long have they been there, have they caused any property damage, how well do they seem to maintain their space, what proof does the seller have that the tenants have been paying on-time, etc.?)...

I was looking at painted shaker style cabinets so that I can repair them easily if they are damaged.  

I'm worried about future guests damaging their cars on it, or damaging the driveway. 

@Erika Whitten  Does this mean that if having a homeowners policy and tenant creates fire damage, and LandLord does not live there anymore, that the insurance company will not cover the claim for fire damage?

Other pets, like a turtle, that are predominantly in a cage and won't feasibly cause damage are fine.

Because there’s some asbestos in the material above it, we decided to just abandon the damaged piping and reattach further down the line.
