Kitchen Cabinet and Flooring Thoughts

First off I am not sure if this is the right spot to post this or not.

Hey there everyone. I am lucky enough to have been given via in-heritance a multi-use commercial property with 3 commercial suites and 12 apartments. Yes, it is a very strange location, but it works. This is a C Class building that has not had any re-investments in ages. The 12 apartments are between 875-1025 SqFt. They have not been updated in about 20 years. I must replace the roof, repave the parking lot, fix several issues with the overall facade of the building and paint it. That is for the entire property. But after all that I will see my ROI in about 3-4 years.

I am in the process of working to get the property fixed up and up to market rents right now we are at about a 60% occupancy, and I know I can get this to 90% very easily with a bit of TLC.   I have the commercial suites figured out.  My question is regarding the apartments.  I am wanting to know what sort of cabinet styles and finishes last the longest and would give me the most bang for the buck and an idea about flooring.  These are all 1-bedroom, 1 bath efficiency apartments.

Question for Cabinets:

I am looking at RTA cabinets as these are easy to assemble.  I was looking at painted shaker style cabinets so that I can repair them easily if they are damaged.  I have used RTA cabinets before and if you get good ones, they are very well constructed, and I am able to save quite a bit of money.  But I am new to apartment rentals, and I am not sure what I need to look for, so they last.

Question for Flooring:

I am thinking about going with LVT click flooring.  Anyone have any specific brand or style that is better than the other or something like, "they are all the same, "and "find what works for you and your budget," sort of thing?  I am sure there are brands to stay away from.  Also, what sort of tricks could I use to get the overall best price?  I would love a deal where i can secure the same price but only buy what I need when I need it vs having to buy for all 12 apartments at the same time to get a better price.  Should I do glue down or not?  8 of the apartments are on concrete and 4 are 2nd floor with wood flooring.
