When you say “new buyer” are you talking about if you walk away from the deal at the end of the option and a different buyer comes in to make an offer?

My logic is telling me that either I call brokers and property managers, or I determine what cap rate I am comfortable purchasing at and find properties that fit those parameters.Thank you for your time and look forward to the advice, Sheldon

As a general rule (as I have been told by financial advisors), you should not put money into the stock market unless you are planning on leaving f it there for 5 years.If your investment is 3 years off, I would consider investment in a note fund that has a 3 year maturity.

Second option would be to extend your escrow by 15 days, because I believe that a month to month tenant is required to be given 60 days notice in CA not 45 at that point if they still occupy the property you have a couple options, extend escrow while the seller goes through with an eviction or walk away and find something else.
