My long term goal is to become a buy and hold investor in the Denver / Sherrills Ford area, but as most newbies I have very limited resources to start.

We all have different goals and aspirations.

Alright So I’m looking to buy soon ( hopefully 1-3 months from this post.)I’m in no rush at all, just a personal goal to find a deal in that time frame and go for it.I’ve been looking a lot into Dallas ( I live in California ) but i keep going back in forth simply because I havnt  found a good deal as of yet. 

The biggest risk around it in Seattle right now is the city council and their push for more rental regulations,  with several influential council member's stated ultimate goal being rent control.    

My goal like you is to invest out of state because my market in Salt Lake is way to expensive and nothing is even close to the 1% rule here.

What are the best ways to minimize rent loss while accomplish my goal of updating all units by the end of the year?

Currently, I am looking to build my team moving forward, and pursue my goals.

My goals include saving about $10-15k while at home this summer which I'm on track to hit within the next 2 weeks, it's just the initial downpayment that I'm working towards for that first property.

When I am driving neighborhoods I get seriously jazzed as I am sure many of you do.My long-term goals are to build up a portfolio of buy & hold properties and do some flips along the way.
