Normal wear and tear i have issues with.

But if it was just innocent wear and tear like nail holes in a wall for TV unit, then I would expect to eat that expense as  cost of doing business.

Otherwise they are college kids, the house is going to see a lot of wear & tear. 

Value is also a problem.An appraiser is not going to exclude the second house, so either seller tears it down or fixes it to health and safety codes.What is the cost to bring it to code?

I'm planning on doing as much of the grunt labor like tearing down drywall myself to save on costs.I'm not very familiar with how painful the process is within the city of San Bernardino and was hoping to get some guidance.

HiI’m trying to decide what the best way  to fund a tear down and rebuild of a multi family I own in wells maine. 

But those developers would likely be tearing the house down.
