Buying 1st Home w unpermitted additions in city of San Bernardino

Hi all,

I'm looking at purchasing a property in the city of San Bernardino that has both an unpermitted conversion of a detached garage to an ADU, and additions to the primary structure.

The property seems like it could be a deal so I was wondering if anyone has any experience in dealing with getting unpermitted improvements up to code and permitted/how extensive the process is.  I'm planning on doing as much of the grunt labor like tearing down drywall myself to save on costs.

I'm not very familiar with how painful the process is within the city of San Bernardino and was hoping to get some guidance.
