I guess my question is since the property is locked up with a contract at the title company already, would you trust that people in the area are going to respect that contract and let the local investors see the property with the owner there??

It's always in the best interest of the broker (in my opinion) to report the actual numbers as well, because any diligent purchaser is going to want to see the actual expenses the current owner has incurred on the property.

They would be able to purchase the property under any terms I negotiate.My concern is that they'll see the terms I've negotiated and want to buy the property themselves (they are a large corporate organization with multiple senior properties).
