My best advice is that real estate is a slow and steady way to build wealth - stay patient and keep learning.

With renting, your income will likely be a slow build back into your savings and you have to consider all of the potential pitfalls of renting, i.e. renter turnover, vacancy rates, market fluctuations, repairs, and so and so forth.

When the project is completed a final appraisal is done (simply verifying the original appraisal) and that amount is the rolled over into an end loan product.

Definitely leaning towards Rentec based on your recommendations, and the product's features and cost for my few properties.

All went well and the list was pretty productive in terms of response rate. 

If you decide to replace the sheathing, definitely use cement board and waterproof with a product like Laticrete waterproofing.
