@Amanda Lawson not sure if this helps but I remember a BP podcast where the interviewee had CRM via "Podio" which he had tied into "Webmerge" which created the soft-contract auto-filling from his CRM. 

It also can auto-generate the letters.

I am an agent and I have a daily auto email that sends me any new listings in the specific county I invest in so I know everything that hits the market. 

I'm looking for someone who is proactive, responsive, and knowledgeable (not someone who's just going to set up an auto search).

Auto foreclosures (repos) are a lot quicker, immediate.  

@Antonio Romano most of the insurance companies that insure the flips are not your popular home and auto insurance companies.Plan on the cost being double compared to a rented property or home owners policy.

I'm asking because my current carrier won't let me add another DP1 policy unless I also move my PR & Auto to them, which I'm not planning on doing.

as far as money and needing a job in the mean time im ok there too. i have 4k in my credit union for auto payment for the whole year set aside already, my gf makes 50k plus bonuses so near 60k i was able to receive 1600 month in unemployment benefits and can continue to receive them for 6 months or until i receive my first commissions check. we live at her dads house and our monthly expenses come under 800 dollars right now. were saving 2000 to 2500 a month. my GF has my back and supports me 100% and is actually yelling at me everyday for not getting done sooner and not working harder so she's quite motivating lol

This premium can be less if you have your home and auto insurance company is willing to offer you this umbrella over your personally owned properties. 

If you want to use the MLS as a resource, ask your Realtor to set you up on a customized auto-search and do some basic underwriting on your own to narrow the deals down.
