I still have a full time job so I hate spinning my wheels.

When I rehab, I fix it up slightly better than other rentals (but not cherried up) - it looks new, is as bullet-proof as possible (durable), and a timeless look so I'm not remodeling major items in 5-10 yrs.

I want to take my experiences and accelerate them into REI as soon as possible with as much packaged, lessons learned, and don't recreate the wheel mentalities as possible.

No need to re-invent the wheel.

Why do you get taken by gurus, lose money in deals, chase your tail and spin your wheels, get in trouble, lose credibility. look silly or like a fool, not understand industry ethics or requirements, unknowingly mess over a property owner or a buyer??????  

Its just a black and white but it has been very durable and reliable.

Keep up the communication with them and the relationships you build with the title rep and all other people is your biggest spoke in your wheel.

I will not redesign the wheel but instead use what has been done in the past and improve upon it.BP will continue to provide me insight and knowledge.
