Effective Direct Mail Marketing

Hello everyone,

So I am in the process of preparing a marketing campaign to pick up motivated seller leads. I have read through several of the different forum posts and maybe my brain didnt filter well. As a result, I am probably asking several questions that have been asked before. If so my apologies. Here we go:

1) Have you found yellow letters or postcards to be more effective as lead generating tools?

2) How often are you sending out the marketing pieces...once a week, every month, once every couple months?

3) After sending out the first piece, do you send out the same piece with each new iteration or do you change and update the information being sent without change the message of "I want to buy your house"?

4) Which companies have you had success with and received good feedback from?

I have been trying to do marketing on my own up till now and have sent out at least 200 mailers to properties that looked distress and received 1 response. That response involved a lady yelling and cussing at me, telling me I was a vulture. Whoops, took flowers to her house and apologized.

Main is that you have to target your marketing and test your results religiously. We've been refining it for years and now get 10 calls for every 100 mailers and for us that equates to one deal under contract. Make sure you always have someone who always answers the phone. Not answering the phone is throwing money down the drain as these sellers rarely leave messages.
