A big thing to remember is they can be similar: you can read all you want, prepare as much as you think you can, but at the end of the day, when you actually take that big step, you will learn new things/overcome obstacles you weren't warned about.

The obstacles are1) if the agent realizes what you're doing he'll probably resist since most wholesalers won't close on the transaction2)it's unlikely you'll get a higher price for a property that has been exposed on the MLS 3) the agent should have a good idea of the property value, so you won't get it at a low ball price.
