How do you know that a certain area is a good place to invest in? How do you determine your return ? and/or cash flow?

And please break it down for me, so that I can easily understand.

I have been doing so much research and reading on RE Investing but I still have questions about certain things and want 2 receive answers, because when I actually start my business I want to start it with alot of knowledge so that i can overcome the basics obstacles that might come my way.
