Many OOS investors set themselves up for failure because they don't truly take the time to understand:1) The Class of the NEIGHBORHOOD they are buying in - which is relative to the overall area.2) The Class of the PROPERTY they are buying - which is relative to the overall area.3) The Class of the TENANT POOL the Neighborhood & Property will attract - which is relative to the overall area.4) The Class of the CONTRACTORS that will work on their Property, given the Neighborhood location - which is relative to the overall area.5) The Class of the PROPERTY MANAGEMENT COMPANIES (PMC) that will manage their Property, given the Neighborhood location and the Tenants it will attract - which is relative to the overall area.6) That a Class X NEIGHBORHOOD will have mostly Class X PROPERTIES, which will only attract Class X TENANTS, CONTRACTORS AND PMCs and deliver Class X RESULTS.7) That OOS property Class rankings are often different than the Class ranking of the local market they live.8) Class A is relatively easy to manage, can even be DIY remote managed from another state.

Typically flooring needs updated/repaired before cabinets.Doing flooring first IME, is a DIY shortsighted hack.

@Michael P.If you decide to go with a engineered cost segregation study, they will normally provide you an estimate of your tax savings.If you decide to go the DIY cost segregation route, I would normally estimate 20% to 40%.The next question should be would doing a cost segregation study help you with your situation; it may or may not.

If you have a self employment activity and therefore qualify for the Solo 401(k), it offers several advantages over the IRA in terms of higher contribution limits, and the elimination of a tax that can apply to an IRA when using leverage such as a mortgage (UDFI).Another advantage of the checkbook plans is that - if you work with a quality provider - you gain access to consulting not provided by IRA custodians.

I was also going to purchase a home warranty policy for about $350 a year so I won't have to come out of pocket if emergencies happen.IMHO, you will be $350 poorer than if you hadn't bought that policy and will still be out of pocket for many problems.I tend to do a lot of DIY myself.

But getting that knowledge without costing yourself thousands of dollars can be challenging.If you decide to DIY manage, you need to research and understand:1) Fair Housing laws2) Fair Credit laws3) Find an acceptable rental application process4) Learn how to screen applicants5) Learn how & where to advertise your rental6) Design a system that works for your time constraints for prospect calls and showings7) Find an acceptable lease, that meets all federal, state and local laws.8) Figure out systems for tenant payments9) Make sure you know how to evict someone for nonpayment without violating landlord-tenant laws10) and so much more!
