depends on what you trying to accomplish if its just buying a rental then yes a good mortgage broker can handle that.if you want to fix and flip then I don't really know any banks that do that for folks starting out.. they will do it for PREMIER long term clients or very high net worth.. but just a down payment and a fico they wont do rehab loans.

From research i've done so far looks like in most cases 100% of the deal wont be funded by an HML.. especially to new investors.

As far as the condo, run the numbers to see if it will make a good rental (it probably wont') and either rent it out or sell it and put the money towards the MFR.

however a totally thrashed kitchen, one with roach s#it behind the cabinets, enough cooking grease on the walls that there is no way to clean it, one with broken drawers and doors, flooring that is destroyed, etc. will provide the good value when replacing the kitchen.
