What should be my stock vs real estate vs fixed income ratio?

So you’re stuck with a problem. if you have a good real estate agent that wants to help you, that person will request proof of payment ie bank records showing the tenants pay regularly … but I’m no expert.

If you have a seller finance note for $2k/mo and make $4k/mo then you have a DTI of 50%...it won't be on your credit report, but is a debt that needs to be disclosed.

If you have excellent (760+) credit, can hit a 1.20+ ratio, loan amount is where it needs to be, it's a single family long term rental and you're okay with (and state/lender allows) a 5-year prepay, low 7s is possible.
