I know I could refinance the loan at year 10, but the risk is higher interest rates at the time. the refi costs would still be less than the $6240 saved over the life of the balloon loan.

Plan for them not to sign your lease, plan for them to have to adhere to the signed lease (which you should have), plan for turnover/vacancy, and move on with life 👍🏻

My first "move" in life was when I decided at 19 to move to the US from France, and try to have a life there.Concerning real estate, I personally don't own anything yet, but I have been involved in my mother's real estate investing since age of 17.
