Starting out in a new career in an area where there weren’t many jobs in that field resulted in low pay but at least it was experience.Unfortunately while working on the house I got hurt and had to have surgery and also my wife had some medical issues that resulted in a pile of medical bills that all wanted paid right away.

:) but being Texas, there are refineries within 50 miles or so. the closest walmart is 25 milesno college, but an 'marine education center' that is used by several collegesno 'hospitals' but a decent sized medical clinic walking distance to the apts (~10 blocks)no military in the area as far as i can telltourism?

Thanks for your help @Brett Goldsmith and @Ryan LeeOfcourse there is a twist - the current short sellers (current occupants) want to stay on and rent the place for 3 months due to medical issues and pay below market rent. would love everyones thoughts on how to approach this.
