Multifamily Vs Commercial specifically restaurants and strips

Im very well vetted in large multifamily investing and have a decent portfolio of a few hundred units. I am currently looking to diversify my income stream and am looking at certain retail and fast food buildings for sale in my area. The cap rates are of course a tad lower but I hear they are very hands off. Besides the credit of the tenant what else should I look for?

Ideally I would be renting them out using a triple-net lease so essentially all your costs are being passed directly to the tenant. @Joel Owens is the commercial king and probably has a thousand tips on what to look for.
