That being said, I'm on the edge of my seat for some updates out of a few of our go to Non QM sources over the next couple of days. 

I do already go through the MLS, but I was looking for a source to attract those sellers before they list. 

Thanks, it's a switch loop, so I've found the power source at the ceiling but not sure which lead goes to the switch. 

- I have several agents in the market helping source deals that fit my criteria.- I have found a contractor that I fully trust to work on future projects I purchase- I have 2 offers in on SFH right now!

PMs are a tremendous source of information.

Go online and get an idea of exactly the styles you want and make sure your GC sources the material, brings you samples or you go see it in person before ordering. 

Biggest thing I've noticed as an agent is that my investor clients have lost their non-QM funding sources.

I recommend getting estimates/proposals from several different sources just like you would a lender or contractor. 

"Also, in my area, FB marketplace and Zillow (and associated sites) are my best source of leads.
