Many end up obtaining licenses to avoid exposure to what here in Florida can be charged as a third degree felony. 

Granted it’s not meant for them, and they’re not supposed to be reading it, but any bit of free exposure helps.

As I get more comfortable with these deals and more confident of the ARV's I will continue to raise my exposure limit until I reach $200k.

Marketing is a slow grind of exposure & multiple touches.

That said, in order to limit potential exposure I would propose that a detailed video walk through could be made for the property. 

This gives me at least 2 days of exposure before code enforcement is back on the beat.

Most of them are working toward finishing the brokerage/licensing, so there will eventually be no question of their legitimacy, but most of them also have a very small inventory of properties in the meantime, so their exposure is relatively low.  

You upload your pics and details once, and it gets sent to every one of them giving you maximum exposure.

Here's why:  all short sales are required to be listed with an agent on the MLS for the widest exposure to the public market place.
