I am able to see where absentee owners are. I am about to start direct mailing them does anyone have any suggestions on what my letter should actually say?

Also does the letter change if you are sending mail to out of state instead of in state?

@Austin Malone Try handwritten postcards. They are cheap and known to have good response rates.

Your letter should come off as relatable, personal and empathetic. If the potential seller is distressed this is especially important. Try to help them genuinely by giving as much free information as possible, without revealing your bargaining chips.

Good Luck!
