We have one LLC in Maine that we run all our business transactions / leases / it’s own business home insurance through for that house and we transferred ownership of the home to the LLC on tax records but the LLC didn’t pay for the home and the mortgage is still in our name.

This homeowner decides he wants to back out of a contract after we invested our time and efforts into coaching him how to get rid of his  bad drug using and drug dealing tenants which we had permission to record cleaning out the home, offering to help him sell his belongings on Facebook getting rid of pests and beginning our re-hab.

I don't feel I'll need to use all that capital because I have the ability to raise funds thru investors, but I want to have a proven track record (couple years of solid returns) before I would feel comfortable bringing people on.

In my county , the health dept has records showing the location of the tank and drain fields / dry wells . 

A neighbor went through the trouble to look me up in the public records, and march up to my door in order to tell me about my next guest. 

I delivered 30 day notice to quit mid March since it was not in writing.2nd floor had not paid rent since December 2020.I contact both tenants once I was on record as owner to let them know I would be coming by to collect rent.1st floor paid (there had been no previous issues with rent being paid)2nd floor ignored my request.
