2 things:

When giving tenants denied/approved adverse action notice how should they receive it does it matter? Email? In person? & Do they get one if they’ve been approved also ?

Leap based paint disclosure: which box do you check ? Landlord has no known knowledge of LBP ?

For us:

- Approval letters:  We call and send them an approval letter via email.

- Adverse action:  We email that, technically our software does we just push a button and they send it.  We do not call

Does it matter?  No.  I would suggest not to do it in person as that is not scalable or a great use of time

Lead paint depends on the individual situation.  If you have knowledge then check you have knowledge then explain and provide all documentation.  If you have no knowledge then check that.  Either way supply the "protect your family from lead in your home" pamphlet and have them sign they received it along with the other required sig/initials both parties are to do.
