I have made CLEAR with PM I do not want to renew under ANY circumstance (Aug '20), and am willing to allow his stay to continue month to month after lease expiration and if he wants to leave knowing there is no renewal coming, I'll gladly accept that.

I've contacted my insurance provider and have done the math, unfortunately with only wanting to do the small jobs on weekends and after work (and on my schedule) the numbers just don't make sense.

I do not have a general contractor yet so I am not quite sure how much to expect as far as the remodel work goes as there are some significant changes I am making, adding sq. ft moving kitchen, bathrooms, exterior walls, removing interior walls, new roof plan etc. in addition to the usual new texture, flooring, paint job etc.Unless the preliminary plan is done, there is no way general contractors can bid on it but at the same time this being my first rodeo I have no clue how much to expect in this circumstances.

Send me a PM if you want to know my one possible suggestion and why I'm still hesitant about them, another you could use if you make sure to stay on top of maintenance requests and rent yourself and a third to absolutely, under no circumstances use!
