When it comes to finding a brokerage that is perfect for part time agents, you want to look for a company that will treat you as an independent contractor/business rather one that sees you as an employee. 

Better to give notice as soon as I'm legally able and be consistent about it - the tenant knows what to expect, I'm able to move people as quickly as possible if necessary, and no-one can say that I'm discriminating against them by my treating anyone differently.

When you find the house, rent it out by the room to other college students, but treat it like a business with legitimate leases, responsiveness to maintenance requests, etc.

We also pay for lawn maintenance and treat the exterior decks with Deck Over to make them maintenance proof.  

I treat my tenants like family and they really appreciate me, and I them.
