UBS yesterday released their prediction that the economy will enter a mild recession, unemployment will increase by 1% and this will cause the FED to move quickly around March 2024 to cut rates to prop up the economy.In Utah, our inventory has remained low and because of rates, the builders are building less...shocker.At the same time in Utah, we just had a report come out that says we need to build 27,800 housing units per year for the next 20-30 years to keep up with our growing population, I don't think we will ever hit that target with our current practices.What will home prices do nationally over the next decade?

What I mean by that is I should be able to be told "there are ten files in front of you".I understand that you cannot predict the timing of a file as what you thought would take a day may take three, but I cannot get an answer, I cannot get an estimate, and its very frustrating as I have over 100 investors throughout my syndications and I cannot give them a solid answer.

I live in Reno NV and Milwaukee WI - I would consider Reno to be a very hot boom/bust market, while Milwaukee is a very steady eddy predictable linear market with great cashflow.
