Think about finding owners with problems to solve, expired listings, landlords, fsbos, etc.Then offer creative solutions like sub2, wrap, master lease, lease w option, etc.

Take nice pictures of the interior (bathrooms, kitchen, master bedroom, backyard).

Things that have helped me are to get all my accounting into Quickbooks, have master computer and paper files that contain all my important documents for each property,   use automatic electronic rent payments, etc.
