It's great to see more and more portuguese people awakening to the Real Estate wealth building power, and hopefully treating it like a real business.With that said, I would say Porto is a really over-valued market to buy (right now) which makes it a lot more risky, the same goes for Lisbon and a few other cities that have been experiencing high and continuous rises in RE prices.I would recomend you trying to look into some underpriced markets with great potencial growth. 

But do everything in your power to shield yourself from losing money.

One concern I have about the property is that behind the back yard fence, about 50 yards behind the property line, is a high voltage power line.  

The power in the 1031 is that you can sell investment property and purchase any other type of investment property anywhere and defer payment of tax and depreciation recapture on the gain. 

I would tell them to buy their own security cameras and battery powered door alarms, and they can take it with them when they move out.you provide a home that has functional door and window locks.

You're going to love it - especially after you snag your first deal and feel the power of passive income! 

Other items being odor removal, illegal tapping into power, and out if code re-routing of plumbing.

Electrical company came and repaired the broken power line but they wouldn't repair the fascia damage.

The only advantage I have tapped into is working with Large Funds groups who have purchasing power in large quantities.
