Proximity to High Voltage Power Lines

Hello Community, 

I am considering buying a single family home in the Dallas/Fort Worth area.  My strategy is that I want to buy the property and run it as a rental for the next 15 years. The general location is good, 30 min to Dallas, 30 min to Fort Worth, 30 min to airport with very good schools. One concern I have about the property is that behind the back yard fence, about 50 yards behind the property line, is a high voltage power line.  

Question:

1. To what extent does proximity to high voltage power line matter for my strategy?

2. How much cheaper would you expect this property to be (due to the power line) relative to a property two or three homes further from the line? 

Any additional thoughts on this matter would be helpful.
